Cambridge’s average sale price has remains above the 300,000 dollar mark, up over 6% from the first nine months of last year making the current average sale price in Cambridge $300,075. While prices are up, market activity has slowed from the pace it was on at this time last year while maintaining a relatively balanced inventory level; the number of new listings is down 11.5% and the number of sales is down 9.8%.
Kitchener’s market is continuing to experience an increase in supply with the number of listings up 6.5% and sales making only moderate gains of less than a percent. Year to date has shown a modest 1.39% increase in the average sale price, bringing it to 273,284.
A more significant inventory increase is occurring in Waterloo, with the number of listings up over 12% year to date, compared to last year at this time and number of sales decreasing by 1.7%. This increase in inventory is yet to affect pricing with the average price currently at 327,379.
