Prices in Cambridge have remained squarely in plus, up almost 6% year to date over last year despite a reduction in market activity. The number of new listings in November was down significantly from last month but is on par from last year’s November with 233 new listings. However, well the number of listings remained steady the number of sales showed a sharp decline in comparison to last November, down over 20% to 136 sales.
Kitchener has remained relatively stable from last year with a modest increase in market activity and a similar increase in the average price. Currently Kitchener’s average sale price sits at $272,169 and there is approximately a three and a half month supply of inventory on the market.
Waterloo is continuing to experience an elevated supply of inventory with new listings up 14% year to date over the same period of 2011, despite this increase in supply the average price in Waterloo has remained strong, up 2.79% from this time last year to $325,250.
