Residential Real Estate Market Reports for the Waterloo Region
The number of new listings in Cambridge in June 2013 was down , 10.6%, from June of 2012, sales are also down slightly (5.29%) year over year. Despite the decrease in inventory and only a marginal increase in sales, prices have increase just over 4%, bringing the average sale price of a residential property in Cambridge to $311,306 year to date.
Though we have experienced a significant decrease in market activity levels in Kitchener, with the number of new listings down 12.89% and the number of sales down 6.88% so far this year, these changes are not having an effect on pricing, with the average sale price increasing 3.30% to 287,288 year to date.
Waterloo is enjoying relatively stable inventory levels so far this year, however as was May, June of 2013 was a very different month for Waterloo than June of 2012 was, with the number of sales up almost 15% from last June. The average days on market in Waterloo has returned to very comfortable 39 days on market, and the average sale price in Waterloo year to date is 346,537.
